Hello everybody and welcome to what is now, the 10th update of the year! There has been lots of activity this week - ‘off the pitch’ we had the pleasure of watching an exciting 3-all draw at the Armco Arena as Solihull Moors took on Notts County on Tuesday night, Wednesday saw Lisa and some of the Dorridge team hit Loki for a local business evening hosted by Visited Knowle and our friends at Lyons butchers and Last night I returned to the annual Old Triponian’s dinner at Fentham Hall in Hampton-in-Arden - an incredible tradition in its 72nd year!

I was fortunate this week to catch up with teams across the business as we discussed the market and indeed performance with one statistic really standing out for me - that the average ‘sale agreed’ to ‘completion’ time has dropped significantly from 172 days at its peak last year to only 75 days - that is fantastic news as the ‘new norm’ starts to shape the local market.

With both the Solihull and Dorridge offices receiving phenomenal praise for the attention to detail, understanding and care to the work that they carry out on a day to day basis - it can be easy to get carried away, but never before has it been so important to remain grounded, the market remains active but it is not easy out there. I have said this before and will say it time and time again, selling your house is not as easy as 1, 2, 3. I have heard some prospective clients say things like, “Yeah, but don’t you all just put it on the internet anyway?” - No, no, we don’t - there are no two agents that operate the same in this market and there will always be someone willing to do it for less, but as my late grandmother used to say, buy cheap, buy twice!

If you would like to know more about how DM & Co. can help to achieve best price for your property in this market please feel free to get in touch to book a strategy meeting with your local sales team. You can do that by filling this very short form in here.

Right, that’s enough from me, here’s the round-up from across the business!

“Our very own Elise had her time to shine on the radio this week talking with On Your Radio Solihull with the other two fabulous apprentices Megan & Evie! What a great experience & a challenge in itself! Meanwhile Aimee continuing her support in getting properties let at super speed! I have been instructed on some really amazing properties including a 4 bed new build in Blythe Valley Park. The Landlord Club has focused on the area of Sheldon this week offering 5%+ rental yields! “A very busy week on Premium, all the foundations of relationship building and understanding what buyers really want is paying off with 2 agreed sales, 2 more expected to be agreed very shortly and details of two new exciting properties to be released Monday in Dominic’s sneak peaks video. I am looking for 5 bed, 3 bathroom homes in B93 especially,  and modern 5 bed, 3 bath homes in B91 with buyers waiting. It really is the perfect time to get the best price for you home - but what is best price? I’ve seen some ridiculously priced properties hit the market, so please don’t be flattered by valuations! If you’d like an honest, open discussing the strategy surrounding the sale of your property - please do get in touch.” - Kathy Griffiths, Head of Premium

“Another super week in Dorridge with lots of sales, and some great new instructions within Dorridge, Knowle, Henley-in-Arden and Mappleborough Green.  This week I wanted to mention that I am so pleased that many of our new instructions has come from recommendations or returning clients. We know that ‘Trust’ is an important factor when choosing your estate agent, and for me and my team, showing we care and building trust is the most important part of our jobs.  So, if you are thinking of selling, and would like to find out more about DM & Co. and how we can help you not only with your sale but your property search, please call or drop into the office!” - Lisa Smith, Branch Manager - Dorridge

“Another great week for the Solihull team, plenty of variation of properties coming to market and as those lighter evenings are upon us, with longer days and more enjoyable evenings the need for outside space whether private or communal is an important factor for many. Apartments that do offer some private outside space are proving more popular than others without. With Covid restrictions lifting, will we see an increase in workers returning to office premises? or is the need to have a home office still going to be as desirable as it has been for the past two years in a property? I was really pleased to join our apprentices on On Your Radio Solihull this week for a live on-air chat about their personal experiences of being an apprentice, explaining their rationale for wanting to become an agent with DM & Co, it’s a great listen and available here. - Jo Sanders, Branch Manager - Solihull

“Offer agreed on a 40+ unit scheme in Solihull started the week off nicely with offers in on two more sites in Knowle and Earlswood. Village Mews in Marston Green launches this weekend with 50% sold off plan and only 5 now remaining. Build completion is set for End May/June 2022 and so there’s plenty to see on site for when viewings are arranged! Increasing pro activity wherever possible on the land front, we now have a huge database of serious potential buyers, we just need the plots to fulfil the demand!” - Chris Evans, Land & New Homes Manager

Let’s be honest - selling your home is never going to be easy, there will always be something that doesn’t quite go to plan - what is incredibly important is how your agent reacts to these instances.

If you would like to learn more about how we operate, please get in touch with the Solihull or Dorridge office on 0121 775 0101 or 01564 777 314 respectively.

We look forward to hearing from you.

Kind regards,

Dominic Murphy
