With Spring upon us, I am pleased to report that teams across the business have been on the front foot, agreeing lets, sales and bringing on plenty of new properties. There is a strong correlation between improved weather, the time of the year and new listings!

This week the power of social media proved itself following an innocent TikTok from the media team suggesting that if (in this case) people didn’t spend £5 a day on a ‘Greggs’ because if you did, over 5 years it would equate to £8,400 that could be added to deposit funds - was taken to a whole new level - if you didn’t catch it, you can read all about it here.

With the support of many, I was pleased to take part in a 24hr cycle on behalf of Comic Relief at MK HealthHub and as a company we have hit the first milestone in our campaign to raise £25,000 this year for local charity, Help Harry Help Others and would love to find some more challenges to take on, so please send through any ideas - perhaps we could join you on something that you are doing and help to raise exposure?

Right, that’s enough from me, here’s the round-up from across the business!

“The sun has shone this week, which has been perfect to showcase some of our fabulous new properties with drone photography and film. I filmed a video this week to explain why some of our properties are getting up to 1000%, (that isn’t a typo - one thousand percent) more views on Rightmove than other agents. The reason we can achieve this is that we have own in-house media and marketing team, which means that we offer marketing that is truly bespoke to your property and its needs. If you would like to find out how we can help you market your home to achieve the best price, then please do call or pop into the Dorridge office to book your marketing strategy appointment.” - Lisa Smith, Branch Manager - Dorridge

“A fabulous week for a variety of new instructed properties including a stunning, fully renovated four-bedroom home on Seven Star Road. We also had a very special tenant move in (Leandra & Family from South Africa) whom we have been speaking with since last year after she reached out to all agents in & around the area. Luckily one of our Landlord Club members came to the rescue with one of their properties meeting all of the requirements she had! We have such a fantastic array of clients ready & waiting to move in to your property - so if you do have a property sitting vacant, do not hesitate to contact me, I would love to help you.” - Gabrielle Argue, Lettings Manager

What an incredible month we are having - however, it isn’t all positive - securing business isn’t easy and made increasingly more difficult when battling some seriously ambitious valuations. Fortunately our pre-marketing strategy allows us to test the market before we hit the portals and the property isn’t scarred by a high initial pricing that is often followed by a reduction. A big thank you to our past and existing clients for their referrals. Valuation requests and instructions are really gaining momentum from this avenue which really is one of the strongest forms of marketing. We really do appreciate your endorsement, do keep them coming because there are so many buyers looking for million pound plus homes and not enough stock to satisfy demand. - Kathy Griffiths, Head of Premium

“We’ve had such a busy week here in the Solihull team that we are starting to run out of properties to sell! For us, bungalows remain incredibly desirable at the moment and in short supply as are the larger 3/4 bed family homes, many of which continue to be inundated with demand outstripping supply. If you haven’t already taken advantage of this buoyant market and are looking to sell your home please get in touch. Spring is definitely in the air, and now may be the right time to tidy up your gardens, get the snazzy furniture out, mow those lawns and get your property looking pretty inside and out. Historically March and April have always been a favourite for market trends to sell your property and we couldn’t agree more. Perhaps this is the weekend to get those gardens prepped and call us or click here to arrange a valuation for next week.” - Jo Sanders, Branch Manager - Solihull

“The market for land and development plots is as busy as I’ve ever known with more and more house builders reaching out on a daily basis, wanting to be provided with the next opportunity. In recent weeks we’ve secured a number of sales in and around Solihull on unconditional and subject to planning basis’ and we are actively out sourcing more to meet the demand. The market is extremely buoyant and we urge anyone that feels that they may have an opportunity for development to get in touch, it might be worth more than you think!” - Chris Evans, Land & New Homes Manager

Let’s be honest - selling your home is never going to be easy, there will always be something that doesn’t quite go to plan - what is incredibly important is how your agent reacts to these instances.

If you would like to learn more about how we operate, please get in touch with the Solihull or Dorridge office on 0121 775 0101 or 01564 777 314 respectively.

We look forward to hearing from you.

Kind regards,

Dominic Murphy
