Hello everybody, this week has flown by and I can’t believe it’s Saturday morning already!

An eventful week at DM & Co. with plenty of action across the board. There has been a real push from within to drive the lettings side of the business resulting in a handful of new landlords opting to move their properties from their existing managing agents across to Gabrielle and her fantastic team here at DM & Co. - Gabrielle specialises in achieving the best yields in the field and the smiles on our landlords faces are testament to that.

I have had the pleasure of catching up on a friends development in Shirley, where there will be a mix of apartments coming to market that are absolutely spot on for the first time buyers and/or investors - Gabrielle is on the ball with this one and has a couple of landlords already lined up!

The Premium side of the business, managed and ran by Kathy Griffiths is absolutely flying - she is the No.1 agent in the area for property sales in excess of a million pounds! More and more clients are turning to DM & Co. having failed to sell with other ‘premium’ agents - the open, honest and transparent approach is a refreshing change, I’m told!

For me personally, I’ve been working on a couple of special instructions in the background that I hope to see Kathy launching over the next couple of weeks - a beautiful family home in Langley and a stunning property in Leamington Spa.

Stock levels remain low across the market, however I’m seeing more and more price reductions creeping in - for two reasons, firstly agents overvaluing (to win business) and secondly because there are no longer multiple buyers to every new instruction that are prepared to fight one another - still plenty of buyers, just a change in attitude - this is the shift from a sellers market to a buyers market.

The diaries look like they are packed to the rafters with viewings, the sun is shining - so please get out there and enjoy your weekend!

“This week all of my new instructed properties are accepting pets!! A very grey area for most landlords AND agents. Why will they accept them? Well, in our experience, properties are much harder to come across that will accept pets therefore a tenant that does have an animal are more than likely going to stay longer in a tenancy than the average renter. Of course, this will always be circumstantial however it has opened the eyes of a few & definitely something to bear in mind. Reports state that 44% of the tenant market have a pet therefore if you are one of those landlords that are strict against animals, you are pretty much halving your market before considering the long-term gain.
