Hello everybody, and thank you to all of those that have put their trust and faith in DM & Co. this week - we have 18 properties that will be coming to market over the next week or two and I will be sharing some of those with you in this weeks sneak peeks - so stay tuned to our socials here - Facebook and Instagram.

Activity levels remain strong, we have three full diaries of weekend viewings and a real surge in valuations, many coming via clients that we have sold for and have now recommended our services.

The Solihull market* has this week seen a 33% drop in properties coming to market compared to that of last week, although interestingly the number of sales agreed has only dropped by 1.5% - this confirms that buyers remain in the market and that getting your property up and on the market sooner rather than later will be key to achieving best price.

There have been a few positives this week, one that really put a smile on my face was to hear that a property that had been marketed for 3 months with ‘A N Other Estate Agent’ had come across to DM & Co. and within 7 days had more viewings than in the previous three months combined - this was not achieved by a price reduction, it was simply put in the right hands and given to the right team - this particular property is being managed by the Premium Team and whilst there are many others having a go at the million pound market, we are the go-to agent in Solihull for a reason, we continue to out-sell our nearest competitor and have more properties sold this year than another agent.

I have spent a lot of time out on the road this week, meeting clients new and old - a big thank you to Phil Innes at Loki in Knowle for hosting us on Wednesday, if you haven’t popped in - check them out online by clicking here and you’ll be sure to have a good time!

The Solihull Moors have made the semi-finals of the play-offs and take on either Halifax Town or Chesterfield at The ARMCO Arena on Sunday the 29th at 12.30 - if you would like to buy tickets there are now less than 500 remaining and can be purchased via this link - How amazing would it be to have The Moors in the Football League?!

Right, that’s enough from me…over to my Sales Director, Lisa Smith

“With ‘What the housing market is going to do?’ being the hot topic at the moment, I thought I would reflect on the activity within our Dorridge office over the last few months and whether we have seen any changes. Since the beginning of the year the number of new buyers registering to find their next home has been constant with an average of 160 new buyers each month, and although the number of valuations being conducted has also remained steady, in April we saw a slightly lower number of houses launching to market, which coincided with the Easter holidays and many having their first holiday abroad for a while. May has seen the number of properties coming to market rise again, however a few families are waiting until the GCSE and A-level exams are over. We will be preparing some great family homes to launch in June, and those families will then be sold before the Summer holidays. Already some are asking if they should launch in June/July or wait until September. With uncertainty ahead I would advise to market now, whilst we are achieving great results. Home buyers are not going anywhere - they are waiting for their dream home to come to market. If you are considering a move and have already had another local agent out, I would love you to call my Dorridge office to see what my team can offer before you make your decision - NOT ALL ESTATE AGENTS ARE THE SAME!” - Lisa Smith, Branch Manager - Dorridge and Sales Director

“We have welcomed Chiara & Kate to the lettings team this week & we couldn’t be happier to have them! The department is growing at a speedy rate & there wasn’t a second thought to bring these two on board. We are moving with the market & with the demand still in full force we have really focussed on our clients that are still actively looking for properties & we are on the hunt for their perfect home! We have had huge success in letting a number of properties that have not even reached the open market, including a one bedroom apartment in St Audries Court this week! If you are actively looking for a property & not yet registered with us, I urge you to get in touch! If you are a landlord with a preference for low key marketing or no marketing at all, please call me to discuss the other options we have to offer!  Looking to expand your portfolio or just at the beginning of your investor journey? “Keep an eye out for this weeks sneak preview of our brand new development, coming very soon, in a prime location just off Knowle High Street. With stunning views over open greenbelt countryside, Stripes Hill Farm will be one of the area’s most sought after developments and we’re delighted to be launching it on a sole agency basis! We’re working on a larger scale development in Solihull Town Centre too with apartments ripe for investment… expect updates on this very soon too!” - Chris Evans, Land & New Homes Manager

“They say mimicking or copying is the greatest form of flattery! If that's the case then we bow our heads appreciatively. As our competitors openly start to promote pre-marketing, and we smile at valuations when properties that we have sold, are used by other agents as examples of clever pricing strategies, it's nice to know that we are definitely leading the way within the local market and continue to push boundaries and in doing-so achieving fabulous results. This week we have seen a real uplift in momentum, more valuations, more instructions, more offers. Are those thinking of moving deciding that it's now or never? It's certainly starting to feel that way - but for how long who knows? If you are thinking of selling do it now, don't wait until the Autumn!  We are expecting a very busy couple of months leading up to the Summer Holidays, so get it touch, if you would like an open, honest and transparent assessment of your properties value.” - Kathy Griffiths, Head of Premium

“Wow, another incredible week for the Solihull office, is this market ever going to slow? We’ve seen record numbers out viewing certain properties with us this week, buyer frustration and desperation is certainly taking its hold, sadly only one buyer can succeed. Buyers might slowly start to notice some opportunities with properties that are sticking around and maybe ripe for a price reduction or an offer, so look out for those. New properties coming to market remains competitive, today we took on 5 new instructions and have got some cracking properties lined up for the Jubilee Weekend on Saturday the 4th of June, with four open days to launch so please stay tuned for more details on these exciting properties.” - Jo Sanders, Valuer - Solihull

Thank you for taking the time to read this weeks market update - if you would like to know about anything property related, we would love to hear from, and help you. If you’d like to book a valuation, that is really easily done - click here!

Let’s be honest - selling your home is never going to be easy, there will always be something that doesn’t quite go to plan - what is incredibly important is how your agent reacts to these instances.

If you would like to learn more about how we operate, please get in touch with the Solihull or Dorridge office on 0121 775 0101 or 01564 777 314 respectively.

We look forward to hearing from you.
