An exciting week and boy is time absolutely flying. I sit here, Saturday morning as we close May enter the month of June. In addition to the many landlord meetings, we have been successful in retaining our position as No.1 agent for sales agreed in the million pound market - something I’m super proud of having set out less than 2 years ago to achieve this goal. Thank you to the many that 'took a chance' on us - without you all, we would not have been able to do this.

The sales teams across the business have done well responding to what had started to feel like a change in market conditions. We have spoken to 492 buyers throughout the month with requirements across the market, ranging from one bedroom apartments with good transport links to four and five bedroom houses in the Tudor Grange and Arden catchment areas. Buyers with healthy budgets and that are financially ready to proceed are definitely doing the business.

If your house has been on the market for in excess of six weeks, I’d be looking to arrange a meeting with your agent to see what the next steps are - a reduction in price is often the easiest thing to do, but a little proactive thinking might go further, so don’t be too hasty! If you’d a second opinion, my team would be happy to pop in and carry out a market-review for you.

“I can’t believe May is drawing to a close, the Dorridge office has had a great end to the month with lots of sales being agreed and a weekend full of viewings. Next week is busy with the Jubilee celebrations ahead, but we are open on the Saturday ready to sell more homes! I have had several families approach me this week, after marketing their homes with another agent but have been left deflated after not having much interest. In this market if your home is not selling, it is most likely the price that is wrong! When choosing an agent, it is very easy to be swayed by the promise of achieving more money for your property, sadly, it is not uncommon for agents to over value to win an instruction or agree with unrealistic expectations of the homeowner. I will always provide you with honest advice, and if I think your expectations are unrealistic or you have been given an inflated price by another agent, I will let you know. In the last week, I have had several conversations with homeowners who chose another agent because of over-promising, and now a couple of months on, after no offers and reducing the price, they are feeling very frustrated.
