Hello and welcome to this weeks Solihull Property Market update. I don’t know where the week has gone as I sit here on Saturday morning gathering my thoughts and putting pen to paper. What I am pleased to report is that the property market remains active, there has been strong activity across the board - Peter has summed this up incredibly well in his write-up below, so I shan’t take that into any further detail.
I met with a handful of people this week to discuss business in general, and it is always interesting, what you think and how others perceive. I am always introduced as ‘Dominic the estate agent’ and I have always sort of gone along with it, but it has made me think a little. Why is it that we are often pigeon holed as a company, as ‘estate agents’? - is it becuase estate agents sell houses and that’s all that we did for the fist 6 years of business (I think that goes along way, as to why) but I thought it worth mentioning that we do much more than sell houses here at DM & Co. there are multiple departments within the business that cover everything from property sales, lettings, property management, premium house sales & lettings and land & new homes across Solihull, Shirley, Knowle, Dorridge and the surrounding areas. We are starting to see some excellent deals being put together between departments and it has been a joy to watch over the last 6 months seeing teams gel and benefit from working so closely together.
This week saw DM & Co. sponsor The Solihull Sporting Society event on Thursday that was held at the St Johns Hotel in Solihull. The event was a great success, raising money for Macmillan Cancer Support and bringing lots of local businesses and residents together for a cracking night. Gabrielle was the star of the show, promoting The Landlord Club to the 300+ guests in attendance. We had the pleasure of hosting guests from Jerroms, Solihull Moors, MotorServ UK, BIG Property Finance, Solihull Media Group and MNB Precision Engineering. The main act was none other than Paul Merson, ex-Villa and England legend! It was wonderful sat listening to his journey in football, he was incredibly open and honest about the highs and lows throughout his career and the stories he had to tell certainly were entertaining. The weekend ahead, whilst it looks set to be a wet one - the diaries are full, lots of viewings and valuations that will continue to generate further business are taking place.

Well as we approach the mid point of the year, and following this week's announcement of a further interest rate rise, has there been a slow down in the demand for homes in B90/91/92 - not likely!! We in Solihull have seen a bumper week of sales agreed, thanks to a combination of motivated sellers and buyers, correctly priced stock, and a good helping of sheer hard work, determination, and genuine, honest, professional advice from my team. As a self proclaimed Rightmove addict, a quick online scan through the B90 & B91 postcodes at midnight last night (yes, I live & breath it!) revealed in excess of 50 properties listed with various agents more than 6 months ago, still unsold !! A basic, yet unbelievable, statistic in a location as popular as this and a market as buoyant as this. As ever (and I have seen it now for over 25 years) there are too many agents letting too many people down. “So, we are halfway through June, the sun is shining, and the office is buzzing with activity and excitement! The team have been busy selling properties (several before launching to the property portals), preparing our new properties for launch (Knowle, Dorridge, Bentley Heath, Hockley Heath & Tanworth-In-Arden), and helping those buyers still desperately searching for their new home. As well as a busy sales team, Gabrielle (Lettings), has had lots of new landlords and tenants walk in this week asking for advice, and with Chris (Land & New Homes) also on hand, the Dorridge office is a one stop shop! We have seen another hike in interest rates from the Bank Of England, and although this decision will impact those mortgage holders on a Standard Variable Rate or Tracker mortgage, those on a fixed deal will not be as concerned, although all are impacted by the continuing rise of the cost of living. Buyer demand is still strong locally, demonstrated by our continued success of selling pre-launch, but there is a tremor of uncertainty that this will continue throughout the rest of 2022. “What a week! - Three premium properties which were agreed last year finally exchanged, one completed and the the other two will complete next week. I mention this because we often go out to meet prospective sellers who say that they need to find before they put their house on the market. We explain that this doesn’t necessarily put them in the best position should that perfect home appear, as there are likely to others in a proceedable position (unless they can afford to buy without the need to sell!). The key to this is managing both buyer and seller expectations on timescales. In this case, these sales were agreed last October. If a buyer has fallen in love with your property and there is transparency from Day 1 and they understand the situation from the outset, we have seen on countless sales that they will wait. Sales progression is key, having that dedicated person supporting solicitors, agents in the chain is invaluable.
