Hello and welcome to this weeks Solihull Property Market update! I would like to start by thanking two students that we have recently welcomed into the business for a weeks work experience, Mylee Chance joined us from Woodrush High School and Jack Yorke from Arden Academy (hopefully that hasn’t put them off property for life!) It was great to have them at Head Office and seeing them integrate so positively with the various teams that took them in and under their wings was a joy to see.

Moving onto the market this week, what are we seeing, hearing and feeling? - well, the answers to those questions you’ll find in the commentary from the respective Teams below.  What I am hearing, seeing and feeling is activity, and plenty of it. In various guises - for sure, there is more caution in the market with the cost of living, war in Ukraine and uncertainty over interest rates BUT, and I stress, there are still plenty of people out there, some of those that will be reading this, that want to move and will move. Now is as good a time as ever to move, lock in a fixed term mortgage product and get on with day to day life. There has been a rise in demand from overseas buyers that are looking specifically for Shirley and Solihull upto £600k and a massive sure from buy to let landlords that are looking for stock at less than £400k - if you are looking for a stress free sale with no chain from the buyers side then selling direct to landlords brings a huge amount of certainty to you sale. With another busy week, and meeting lots of sellers and buyers, there seems to be excitement in the air for the start of the school summer holidays, for some, only two weeks away! It seems crazy that the holidays are now a consideration for some, with regards to selling now or waiting until September. I am still advising to market now, the buyers are not all going away for the next two months! We are preparing 13 new properties for launch, and already have buyers waiting to view many of these. The team have had a busy week of sales, with three agreed before launch, and we are contacted daily to see what we have coming to market. When I asked Matt today how the market feels, he said “We are really busy, and if properties are marketed at the correct price they are still selling quickly.” I completely agree, the properties which have started at too high a price are the ones that are struggling and are now being reduced on Rightmove. Over half of the valuations I have been to this week have been from recommendations or previous clients, one lady who came into the office today has invited us to her home because she was so impressed with the service she had from the team whilst searching for a property. This is testament to the level of customer service we offer, and there is nothing better than a recommendation. We love to think outside the box, and we know how difficult it can be to find your next time, so we met our marketing team to see what we can do to help. “ Flicking through Rightmove this evening at some lovely homes above £1,000,000 that have been on the market for weeks and weeks makes me curious given the buoyant market we have experienced in our area over the past 18 months. There has to be some obvious reasons as to why this is happening! Firstly, some owners are swept away by lovely high valuations by an agent so desperate to win the business that they set unrealistic expectations. The owner now truly believes that the property must be worth that, but no sale and probably very few viewings tells another story. The longer it continues the more people will look at the property and wonder why it's been on the market so long and the less interest it is likely to attract. We see and hear this day in day out as buyers talk to us. The agent could be lazy, and just relying on Rightmove to bring in the leads rather than working their black book of buyers and picking up the phone! Or the marketing and pictures are just plain poor. There is a house listed locally for over £1.5m that has no photographs and has been like that for a week. It's not a new listing, it's just comeback to market with the same agent, so they have the images - if this is a clever marketing strategy then it's lost on me. Buyers are more savvy and aware now than ever. They do, as anybody should, their research, they check google earth, they check previous listings, what was it last sold for, what's sold near by, what the Zoopla valuation (rightly or wrongly!) of the house is, and they look at the planning portals. As a seller it is important to look at and cover every angle.
