What a beautiful week of weather we have had, taking properties to market with the sun shining is an absolute pleasure.

Activity levels are strong across all departments with particular demand being for property in and around Solihull town centre and amongst the fantastic schools that we are so blessed to have locally.

It was such a pleasure to catch up with friends and clients at The Solihull Sporting Dinner on Wednesday evening, a special tanks to Fabric Design & Build for the invite and off to The Forest on Thursday evening with the Solihull Moors and fellow sponsors - again, great to catch up with so many.

The most common question of course at both events, “How is the market?” - The market remains buoyant, there is still a shortage of property coming to market and an abundance of buyers - with this, prices are being driven upwards. This will continue to be the case until we see property start to flood the market - I expect now that we are moving into the spring and summer months these properties will come to market and prices likely level off.

Right, that’s enough from me, here’s the round-up from across the business!

“It's our job to win new instructions but it's how we win them that makes a difference! This week 100% of our new landlords have come by recommendation & I couldn't be more pleased. Have a read of our google reviews (the proof is in the pudding)! This week The Landlord Club has explored opportunities in Yardley, an area that keeps on giving with high rental yields and projected capital growth. For more information, join The Landlord Club today or drop me a line to arrange a review of your portfolio!” - Gabrielle Argue, Lettings Manager

“As we are coming to the end of the month, there has been no slow down, and we have agreed sales on 20 properties so far. So, I want to send out an SOS – we need more properties to sell across all price ranges!  We have an amazing marketing team to showcase your property, a proactive sales team who will negotiate the best price for you, and we have buyers waiting! What more do you need to get your home on the market this spring ready for a move this summer?  We are waiting to hear from you!” - Lisa Smith, Branch Manager - Dorridge

“The lowest fees can often end up being the most expensive - what seems initially cheap can and often does, end up costing more when you peel away the layers.  Are you comparing apples with apples when selecting the right agent to sell your family home? Cheap and cheerful exists, just be careful what it delivers. Does it include the cost of your EPC, professional photography, videography, media campaigns, exceptional marketing and the flexibility to change tactics if needed. Are you one of many clients, are you just a number, do you have a dedicated point of contact, are you being tied into a long contract? Our growing Premium business is proof that our formula and customised strategies work. Many say that they do everything that we do, but they don’t and can’t! This month has been our best month since Dominic launched the Premium brand three years ago, in 2019, this, in an incredibly competitive market place. Seven, million pound plus homes sold subject to contract, four more agreed waiting to move to SSTC next week. We can prove our results without statistical manipulation, results and customer referrals speak for themselves.” - Kathy Griffiths, Head of Premium

“Best spring ever! - Well those are the words echoed by another Rightmove trend after the first quarter of the year 2022 comes to a close, and boy is the evidence clear here in Solihull. Yes, there is a surge for those four bedroom homes…supply and demand issues are long becoming a resounding problem to those hunting for their perfect property. We have seen strong sales achieved, and it has been comforting to see some secondary sales being agreed in the Blythe Valley / Tidbury Green area, which proves that demand for those types of homes is still prevalent. Please stay tuned for future updates and news market launches from the Solihull team.” - Jo Sanders, Branch Manager - Solihull

Village Mews, Marston Green has finally launched and the interest for our three and four bedroom homes starting from £350,000 has been high. Buyers from overseas have taken the majority of appointments with the investor market getting busier by the day. New sites for apartments in Moseley and Birmingham City Centre have been secured this week and we look forward to launching those in due course. We’ve had a number of sizeable opportunities for development outside of Solihull find us this week too and so as always, I recommend getting in touch!- Chris Evans, Land & New Homes Manager

Let’s be honest - selling your home is never going to be easy, there will always be something that doesn’t quite go to plan - what is incredibly important is how your agent reacts to these instances.

If you would like to learn more about how we operate, please get in touch with the Solihull or Dorridge office on 0121 775 0101 or 01564 777 314 respectively.

We look forward to hearing from you.
