As I sit at my desk for one last time in 2022, it is with great excitement that I reflect upon what has been a year full of positive changes, action and activity across the business.

There is no question that we are stronger and fitter today than we were 12 months ago.

We are fully operational from our centrally located offices and have a number of teams operating efficiently from within - we end the year on a high, we have successfully launched Land & New Homes, Premium is the No.1 Team for the sale of million pound property across Solihull and Lettings has stepped up to the challenge ending the year with just short of 100 managed properties added to its portfolio.

The sales teams in Solihull and Dorridge have done well in their respective postcodes cementing the business as a Top 3 agency for the third consecutive year based on sales agreed and each and everyone of us is looking forward to what 2023 has to bring.
Personally, I am incredibly confident about 2023.

As I have said time and time again, we remain fortunate to operate in the areas that we do and to have teams that deal in sales from 200k to £5m and every price point in between. We have the whole market covered and learn from the data that we collect. Our fingers are well and truly on the pulse of the local property market.

Do I expect there to be more transactions next year? - No, I don’t but we have to all be aware of the spike in house sales over the last 2 years. We will (and in some instances have) returned to the pre-pandemic market where volumes sit 20-30% less than where they have been. In my opinion, this will not dramatically effect property values in the areas that we operate in.

There continues to be greater demand than supply and whilst there aren’t multiple people fighting over each and every property that is marketed today - there remain a serious and solid handful that are in the market to buy.

We are already, and have seen for the last quarter, a vast amount of properties that have been reduced in price - this marks the end of the peak and it will become more difficult for less skilled agents to operate in a market that requires proactivity and not one whereby an agent can sit back and wait for the phone to ring.

We are fully prepped for the changes that have taken place in the market and so long as you are sensibly priced, sales will continue to be made.

I am pleased to report that since the budget, the quality of buyers (and sellers) has improved significantly - these are the serious movers and shakers that we are seeing.

Between Christmas and today (New Years Eve) we have taken details from a mix of 78 new buyers and renters that are actively looking for property in Solihull.
