I am pleased to confirm that both front end sales and lettings activity is positive across the market. This week has seen 77 new properties for sale, 66 sales agreed and 36 having had prices adjusted.

At DM & Co. we’ve had 105 new buyers register and 59 new tenants - demand is high, but prices must be sensible. I’ve said this before, and I’ll say it again, the most keenly priced properties are the ones attracting the most attention!

Looking at the 28 sales that DM & Co. has agreed this month, we are starting to see sales be agreed above the price that we are setting – this is not because prices are rising, but because more clients are trusting our sales strategy and allowing us to price to attract attention. In one instance, this has seen us achieve 4% more than the guide price.

Selling your home is not just about finding an agent that will put your property on Rightmove and charge you a lesser fee for doing so, it is about achieving best price.

I believe strongly in needing to have the right team fighting your corner and maximising your properties exposure both on and ‘off’ market.

I was pleased to hear that 3 sales have been agreed without going to the open market, stressing the importance of agents knowing who the best buyers are today.
