Sensibly priced property sells, and you might get sick and tired of me saying this.
In today’s market, there is absolutely no point in trying to achieve yesterday’s prices - if you are looking to sell, please be open minded when discussing pricing strategy.
It comes as no surprise to me that the clients we have at DM & Co. that trust us, are achieving sells in less than 45 days. The local average is 121 days (according to Rightmove).
You cannot ever undersell a property once it goes to open market, it will find its feet based on interest achieved - no interest will lead to reductions in price that lead to lengthy delays and negative stigmas being attached.
