This week I take a look at the all important statistic of sales agreed vs. new properties to market.

Why is this important? Well, when you are in an active market, what is listed, sells - you often find that more sells than comes to market.

However, when the market changes and agents fail to adapt, they get caught short - they continue to list at unachievable prices and as such that percentage widens - so much so that this week it has been at 75% compared to 103% for the same period last year.

There is so much more to achieving the successful sale of a house than sticking it on Rightmove and considering it 'job done' - yet so many agents still fail to get the basics right - poor photography, no floor plan measurements or worse still, no floor plan at all. It is not all doom and gloom, and whilst I feel let down by those within the industry - the market, when priced correctly is still incredibly active.
