Hello and welcome to this weeks property market update. May I take this opportunity to wish you all  a Happy Easter from myself and the team at DM & Co. - what a bumper bank holiday of viewings we have in store - and the sun is shining!

I am in danger of saying this all to often at the minute, but right now really is the best time to be selling your home - the market remains strong and the demand for good first time buyer and family homes is the highest that I have ever known it.

At DM & Co. we operate on a capacity basis, so that our teams are never overloaded and the service levels that are expected by our clients can be achieved. I am really pleased to announce that we have capacity across both offices for some properties - so, if you are wanting to get your house on the market please do get in touch - I’m available via email or you can fire me a WhatsApp if that’s easier in the first instance - 07595 903 811.

I hope that you all enjoy this dose of Vitamin D, get outside and enjoy it whilst it lasts!

Right, enough from me - here’s what the teams have to say across the business.

“We are very lucky to live in such a fabulous and highly sought after area, and the question I am asked a lot, is about the current housing market within B93. So this week I have some interesting data. 60% of all the houses listed in the last 30 days in B93 are unsold and 26% of homes for sale in B93 are still unsold after 12 weeks. I know in our office we feel that everything is selling within days or weeks, but maybe the market is slowing? Is the rising cost of living having an impact? Will we start to see those properties which have been listed at too high a price now reduce to achieve a sale? Buyers are still frustrated that the number of properties coming to market is low. This is true, compared to this time last year, 28% less properties have been listed in B93, and there has been 11% more sales than properties listed in the last 30 days. This is good news for those slow burners - if it has taken a while to sell your property hang on in there! If you would like to find out more about the property market in B93 and surrounding areas, please pop in or call the Dorridge office.” - Lisa Smith, Branch Manager - Dorridge and Sales Director

“An exciting week for Land and New Homes with a brand new development prepared for launch in Birmingham City Centre of 420 apartments with Berkeley Group. Following the launch of new apartments in Moseley and 10 new houses in Marston Green, Land & New Homes are now very much underway after the launch in December but have so many exciting prospects in the pipeline that we can’t wait to announce…when the time comes!” - Chris Evans, Land & New Homes Manager

“Lovely to see two families move into their B91 homes this week. Both sold without ever touching Rightmove with a combined value of £3.3m. Not everyone wants to shout it from the roof tops, many just want to achieve a stress free sale without any publicity and we are more than happy to oblige. No boards no fanfare, just down to the quality relationships built. Two excellent family homes in B91 coming on board this week, more news on those shortly. With the weather picking up and gardens springing to life, hopefully more people will take that big step to bring their homes to market as demand continues to outweigh supply. Happy Easter enjoy the sunshine and fire me a message if you’d like to discuss the million pound market.” - Kathy Griffiths, Head of Premium

“Demand for property in and around Solihull is as high as I’ve ever known it. This week has seen 43 properties hit Rightmove in B90 and B91 (Shirley & Solihull) of these, over 10% have sales agreed already and once this weekends offers come in - that percentage will increase significantly. If you’re looking to sell your property, this has to be as good a time as ever. Whilst stock levels are low and interest rates remain historically low the market will continue to move. We are incredibly fortunate to live and work in such a fantastic location - schools, transport links, shops and plenty of green spaces continues to put Solihull on the map. If you’d like to discuss the best strategy to achieve the best price for your property in this market - get in touch!” - Jo Sanders, Branch Manager - Solihull

“Why is the Solihull lettings market so busy at the moment? This is just one of the reasons I believe why...The sales market remains extremely competitive which in turn has encouraged sellers to look for rental accomodation just to ensure the sale goes through! Its clear to see that the sales market is strong & therefore sellers do not want to lose out on selling their home for a great price! So, this is where we (lettings) come into effect. We find them a fabulous home for the interim in a desirable location such as Solihull until they find there onward purchase. This is just one type of client we are dealing with that has become more prominent in the rental market. Thank you for taking the time to read this weeks market update - if you would like to know about anything property related, we would love to hear from, and help you.

Let’s be honest - selling your home is never going to be easy, there will always be something that doesn’t quite go to plan - what is incredibly important is how your agent reacts to these instances.

If you would like to learn more about how we operate, please get in touch with the Solihull or Dorridge office on 0121 775 0101 or 01564 777 314 respectively.

We look forward to hearing from you.

Kind regards,

Dominic Murphy
