Hello everybody and thank you for taking the time to read my weekly blog. A special thanks to the couple of sellers and landlords that have reached out to me this week, my number is here and visible for all - so please shout if there’s anything that you’d like my input, thoughts or advice on within the local Solihull property market.

I started a month ago popping a few of my daily tasks onto my Instagram story - it’s been a great way to keep on track and it helps to keep me accountable. If you are on Instagram feel free to follow me by clicking here. The sales business has felt a slight downturn in the number of viewings relative to volume of stock but much of that I strongly believe is due to the recent passing of Her Majesty, with many clients opting to postpone viewings and a few wanting to release property to market next week.

I’ve had some really interesting and exciting meetings this week, one that I’d love to share with you - as I believe that there are many people out there with investment properties that share the same problem. - I have known this family for pretty much the same time that DM & Co. has been trading (9yrs) and they hold more than one, less than ten residential buy to let properties. They have managed these within the family for donkeys years and now that they are being handed to the next generation, this next generation are finding it increasingly hard to manage it as they have full time jobs/companies that take up their time. This leads to all sorts of problems, not least stress and lack of time to find a solution - they were even considering employing somebody on a part time basis to help. It was by chance that I was speaking to one of the family members about the property management side to the business and how easy it would be to bring the management into DM & Co. and for the family to concentrate on it’s day to day instead of worrying about the portfolio. The meeting was incredibly positive and I’m looking forward to delivering a solution that works for them. The lettings ladies celebrated our biggest week of instructions last night over a glass wine which was well deserved! One of the best weeks in my career in terms of opportunities presented to us including another stunning new development who are considering keeping hold of their new builds instead of selling. Why, because with the rental market being at an all time high, we can have a tenant in within weeks, with an instant cash flow allowing them to concentrate on their next venture. A personal win for me was a client instructing us on a property in Sutton Coldfield. Self admittedly not our regular patch however she was referred by a current client (my first landlord at DM&Co) who advised her she shouldn't consider any other agent but us! A huge compliment & forever grateful. Every single new property this week has asked us to manage their portfolio & I asked myself why...I looked a my team & there was the answer. Now that the summer holidays are over it seems that many people are now focusing once again on the property market, whether as sellers or buyers the number of phone calls and enquiries coming in on a daily basis is on the up, no doubt helped by a busy week of new instructions coming to market. Once again this good variety of new stock is getting peoples attention and interest, so please do give us a call if you are considering selling, there are plenty of buyers out there for your property. With price sensitivity being such a massive factor, I’m not at all surprised to see properties reduce in price. Thank you to all of you who have popped into the office to comment about our window display. It has been an honour to share such beautiful photos of Queen Elizabeth II. Knowle and Dorridge is a wonderful community to live and work in, and Dorridge Day last weekend show cased this – what fun!  The week in Dorridge had a slow start, but definitely picked up speed with five new instructions by Friday – these include properties in Knowle, Lapworth and a historic home in Studley! I first visited some of these homes last year and earlier this year, which hopefully demonstrates how we build relationships with our clients often over a long period of time, even before they are ready to sell.  Few people wake up one morning and decide to sell their home, it is usually a huge decision, and one made over a period of time. We are here to offer advice during the exploratory phase, and until the time is right, which can often be 6 months or more. I read an article recently which said that when a mover is choosing their agent; market share, Rightmove stats, fees, awards, reviews and even the valuation are not the key influencers.
