It was great to be part of the Dorridge Christmas light switch on – we are so lucky to live in a village with great community spirit. It is so important that the residents of B93 and surrounding villages, can come to us and know that we will provide honest and transparent local property market advice. Therefore, I thought this week I would provide an insight to how the activity within the Dorridge office last month, compares to November of 2021.

The most significance difference is the number of new buyers registering their details with us, which is down by over 50%. Interestingly, the number of viewings conducted is only down by 13, which indicates that the buyers looking have been looking for a while! It is likely that many potential buyers following the media will be waiting to see what unfolds in the New Year, particularly if there is no urgency on their part. Sales agreed are only down by 3, and we had 2 sales fall through, the same as last year – so no major drama there.

There is much publicity about Rightmove and Zoopla having their busiest period between Christmas and New Year period, but let’s not forget there are still people who ‘must move’ and need to sell and buy this side of Christmas for a variety of reasons. Therefore, you will not see us slowing down now, eating mince pies and taking it easy! We are still launching new properties, agreeing sales, and helping buyers with their search this month. Well even as we enter the infamously quieter month of December we are maintaining a good steady flow of activity. With a  handful of new instructions confirmed this week, (in a variety of locations including Solihull, Olton, Dickens Heath & Kings Heath!) and a number of sales agreed in the first couple of days of the month!

There is strong demand for three and four bedroom family homes across Solihull & Shirley, in particular Monkspath, Hillfield and central Solihull locations like Broad Oaks Road, Dorchester Road and of course Warwick Road.

It is pivotal in this market place for any potential vendors, or indeed buyers, to be obtaining accurate, honest and realistic advice from the Estate Agent that they are dealing with. Never is this statement more relevant than when it comes to having your property appraised and valued for marketing purposes, it is imperative to ensure that you instruct the right agent for the job, to obtain best advice and an honest and transparent approach.

I have been out to a number of market valuations over the last week (a number of which I am happy and reassured to say have provided us with their business) where a quite absurd diversity of valuation figures are being provided to vendors, I can only assume that too many agents have either lost touch with the current market conditions or were not aware of them in the first place. It is all too easy for an agent to promise the unrealistic, however it is then in most cases impossible to deliver those promises – the result being an understandably unhappy and disillusioned vendor;  who wants that?

We certainly don’t and this is just one of the many reasons a client will employ us time and time again to achieve them the best result, or recommend us to their family and friends which they regularly do. With our best month yet in November coming to an end and the start of the Christmas countdown happening all in one week, the team moral is at an all time high. In fact, one of my favourite weeks to date! I cannot express how proud I am.

Typically, you would expect December to be a month to wind down preparing for the hustle of January however, we are experiencing the same level of demand as we have been over the past few months & in turn encouraging any landlord with a vacant property to get it let NOW.
