• Be Informed - Stay up to date with the local market, property values, and the economic factors influencing the housing market in your area. Knowledge is key when it comes to selling your home. It will help you make informed decisions about pricing, timing, and marketing strategies to maximise your chances of a successful sale. Stay in touch with your estate agent to stay ahead of the game.

  • Be Welcoming - Ensure that your home is warm and welcoming, create an atmosphere, light a scented candle so the property hugs you as your walk in and you won’t want to leave.  Even more important if the property is empty.  Nobody likes cold feet!

  • Be Flexible - As the clocks have gone back and those afternoons become darker. Few people are likely to agree to buy a house if the viewing is taking place at dusk or even worse in the dark! Please be understanding and as accommodating as you can to enable viewings to take place.

  • Be Prepared - It sounds like a daft thing to say, and many of you will have your houses looking fantastic inside but might have neglected that the outside has started to look a little uncared for. Please be on top of the windows, lawns, fallen leaves and general ‘this time of the year’ maintenance. If you are struggling, please get in touch and we will help point you in the right direction.

  • Be Sensible - Today's market is not in line with last year’s expectations, if you want to sell - give yourself the best chance, be competitive and make your home stand out from the crowd.
