This week I have changed things up and report on a scenario that many have found themselves in but few talk about.

This is happening week in week out across the market. I can't stress how important it is to sit down with those that know what they are talking about.

In B91 as a postcode, there are 84 current active agents (according to Rightmove) - it is no wonder that most of them are trying to secure business quite aggressively in my opinion. If you are on the market, you will know what I mean – the regular ‘standard’ letters that are sent from the same factory, in the same envelopes by the same agents.

One of the things that is particularly damaging is the practice of overvaluing – if you fall for it, the time that your property becomes stale on the market is only going to have a negative effect on the price that you end up achieving.

Nobody ever said, "That house has been on the market for 6 months, let's offer the asking price!"

Selling property is all about timing and price strategy, get it right and you are sale agreed (in this market) in 2 - 4 weeks, we are seeing this ourselves with clients that trust us to market at the right price.

This is not 'undervaluing' - you cannot undervalue a property when it is taken to the open market.
