End of the week, end of the month, end of the quarter AND end of my 90 Day challenge!

It was a pleasure to catch up with teams across the business this week as there is a real sense and feel of momentum. The Solihull team is doing a superb job and has certainly made the most visible change to the group when we look back and reflect on the last quarters performance - a little change can go a long way!

I do keep getting asked about what I I think about the market, so here goes.

Firstly, there is always a market - good, bad or indifferent - people move. At present, it is being driven by a distinct lack of supply, whilst this has improved in recent weeks - there is still little choice when it comes to finding a property. This is continuing to push prices up which might be great for Mr. Seller but when he becomes Mr. Buyer, everything becomes relevant when moving in the same market. This market definitely doesn’t discriminate either - it is across the board, all price brackets.

Is this a bubble and is it going to burst anytime soon? - I think that we are well protected by the location and infrastructure that Solihull provides, there is and has always being a strong demand for property in Solihull. Location, location, location. Solihull is incredibly well located, its links to the motorway and rail networks, both Birmingham and London are commutable as is Europe and further afield with Birmingham Airport on our doorstop. Notwithstanding the plethora of excellent schools attracting families from near and far.

If you would like Solihull to become home, or would like to move within the borough there is never a ‘perfect’ time to move! The one thing that we do have on our-side at the minute is that interest rates are still low and money remains ‘cheap’ to borrow - that, I can’t see being the case for much longer.

If you would like to discuss the market, your position and/or strategy at present - please do feel free to get in touch via email by clicking here - I would love to hear from you.

Right, that’s enough from me, here’s the round-up from across the business!

“I am so impressed with the teams performance this month, we have ended March on an absolute high! Special thanks to Aimee who successfully progressed & moved in all our new tenancies with such grace & ease. We have found that school catchment areas have been the most discussed requirement of our prospective clients & with the number of actively looking clients outweighing available properties we are really keen to speak with anyone that may have a vacant property in the local areas of Tudor Grange/ Alderbrook & Arden School. I have some stunning properties coming to the market in April & I cannot wait to showcase them in true DM & Co. style!  This week The Landlord Club focused on properties that were not yet on the market - so if you’re looking for a new investment opportunity, join The Landlord Club today!” - Gabrielle Argue, Lettings Manager

“As Q1 came to an end, the demand for properties across all price ranges did not slow down. March was a record month for sales, and with Spring in the air (albeit with some snow this week!), I am confident that April will follow suit. With properties selling quickly, I have noticed in the last few weeks, that those homeowners wishing to move but have worried about their onward journey, are now biting the bullet, and taking advantage of the high number of buyers out there. Remember we are here to not only sell, but to help you find your next home. I am please to report that Evie, our apprentice, has sold her first property! She has done an amazing job, and no doubt it will be the first of many.” - Lisa Smith, Branch Manager - Dorridge

“March has seen DM & Co. Premium outstrip all our competitors in the million pound plus price bracket, agreeing sales equating to 42.8% market share with our nearest competitor taking 23.8% within B91, B92, B93 and B94. That’s not to say its been easy – its been about focus and trying to achieve the best prices for our clients, and if that means holding on for a better price and buyer then so be it. It has however left us with lots of clients still looking and little stock to match their needs. At the top of this list is houses within the £1.1 - £1.5m bracket within B93 and B91 – if you are thinking of selling, please do call us for a valuation, it really is a fantastic time to sell your home!” - Kathy Griffiths, Head of Premium

“Wow, where has the first quarter just gone? I am so proud, we’ve had an incredible first quarter. We’ve seen so much activity out there, but equally desperation for properties, and as a home searcher myself, I can really sympathise with buyers looking and struggling. You may have seen in Birmingham Mail that Rightmove has listed “Shirley” as the most competitive spot for home buyers. We are not surprised at all. The fantastic school catchments of Solihull fuel the fire for demand in Shirley. Really pleased to see great pre-market activity by my team agreeing preliminary sales and interest on sneak peeks this week - no surprises 70% being located in Shirley.” - Jo Sanders, Branch Manager - Solihull

“One site launched, two development plots sold, plenty of prospects being worked on and loads of activity on the new homes front too, what a week! With another 24 houses secured in Birmingham, the pipeline is now really beginning to grow and it’s a good thing as there’s just not enough property to meet the current, crazy, demand. A lot of deals being done off market which we can’t wait to shout about once they’re complete and an already busy schedule for next week!” - Chris Evans, Land & New Homes Manager

Let’s be honest - selling your home is never going to be easy, there will always be something that doesn’t quite go to plan - what is incredibly important is how your agent reacts to these instances.
