If there was ever a fear in the back of your mind that the market would start to slow, July has shown absolutely no sign of it - in fact, quite the opposite. We have seen a rise in the number of people wanting to take action and move sooner rather than later. There has been over 20 properties come to market this week and that supply is being met with solid demand.

Whilst the media is hell bent on reporting doom and gloom and interest rates are on the rise - Surely that’s not a surprise, is it? I think that we are sometimes guilty of forgetting where rates were only a few years ago in the pre-pandemic era. I expect to see rates rise again between now and the end of the year, my advice to anybody that is looking to or wants to move, is to do so sooner rather than later to take advantage of these historically low mortgage rates and fix it to bring some certainty. Now this might seem a little strange to mention in July, a big thank you to the anonymous family that have donated £250 to support the Dorridge Christmas Lights! The Solihull office has seen a busy first week of July with a total of 10 new instructions being prepared to come to market, with a good variety of property types and price ranges. I was on a valuation this week, one of five agents who the vendor had invited out. They asked me what makes us different? I replied because we CARE and we want to get you the very best price, but more importantly a good buyer! They asked me how quickly I could get them on the market? I replied anyone can take some pics and stick you on Rightmove and wait for the phone to ring - what we want to do is make sure the price is right by testing the market by mailing out and calling out to our black book of hot buyers first. How many houses have we seen listed by local agents that have been rushed to market with poor media, at a high price and then reduced in 3 or 4 weeks time!
