We have seen a huge increase in buyers that have lodged their details with us this month - as I type this on the 10th, we have had a whopping 174 new buyers register across the business. There is a distinct lack of good quality stock coming to market, and we remain ‘light’ on property across the board. Three bed semis, four and five bedroom detached family homes are what we are looking for - please do get in touch if you would like to achieve best price in this market.

We said that it would be busier when the schools went back and everyone was back from holidays, and it has happened – the phones have been busy this week with people wanting to move! It is an interesting time to sell your home, with lots of speculation about house prices. One thing is for sure, and that is that the market is becoming more price sensitive, now is not the time to try it at 50k too much, not if you are motivated to move. If the price is too high, you will sit on the market for longer and will end up having to reduce and accept a lower offer. We have noticed over the last few weeks that some agents are valuing high and homeowners expectations are then skewed. I would advise you to do your own homework before inviting agents out.  What have properties on your road and within the area sold for in the last 12 months? Has the agent showed you comparable evidence to back up their pricing strategy? Is there a marketing plan?  It is not the time to just simply add to Rightmove, cross your fingers and hope the phone will ring. The agent you choose MUST be one you can build a relationship with, and you TRUST to negotiate the best price for your home. DO NOT be afraid to grill your agent – I love nothing more when a potential client has a clipboard and a list of questions. This tells me they mean business and are serious about selling, and most importantly they want to choose the best agent for them. Welcome to the Solihull market update. Well schools are back and the summer holiday period comes to a close people can now focus on the practicalities. For many this will include the desire / wish / need to move house.
