I have really felt the kick-on this week, activity and energy levels across the business are high - I have had the pleasure of meeting a number of local business owners to strengthen our connections with the local community and look forward to helping to support their businesses throughout the year. Those that know me, know of my love for the community and my focus on contributing and helping those around us - thank you for the support that so many have given us 6 weeks into 2022.

This week saw the promotion of Lisa Smith to Sales Director - I am incredibly grateful to be surrounded by such a strong management team and very pleased to have Lisa take on this role - one that she is absolutely made for!

It was also National Apprenticeship Week, thank you to Megan, Elise and Evie who have settled into the various departments. It is amazing to see these young ladies come into the business and in a matter of months really start to blossom into fantastic representatives of the business. Megan plays a vital part in the media team, shooting all of our video footage. Elise is under the wing of Gabrielle in lettings and Evie is part of the Dorridge team under Lisas guise.

“Outstanding response to the pre-marketing of our new B93 Premium Properties with this weekends diary full by Thursday proving that demand is very strong for homes over the million-pound mark. This has led to lots of conversations with buyers touching base, reconfirming that they are still on the hunt for their dream home. Desire for five bedroom family homes with good size gardens in B91, B93 and B94 is particularly strong. “The office has had a very busy week, in particular with our new properties launched under £500,000. With only 14 houses currently on Rightmove in this price bracket in B93, there has been a frenzy of activity with first time buyers, home movers and investors, resulting in over 20 viewings per property and multiple offers. This is indicative of the market in the B93 and surrounding areas, with many buyers getting frustrated, and often losing out to cash buyers.  Buyers are so worried about missing out on their dream homes, that in many cases offers are exceeding the asking price. On a positive note, I have visited lots of homes so far this year, and many homeowners are preparing to sell their homes in the coming months. “The Solihull market has had a good start to the month, with strong demand from buyers and still a relatively low volume of available property to buy. We are starting to see more properties filtering through to Rightmove, but it’s crucial now, more than ever that we know about you if you are looking to buy in this market. If you are reading this, want to buy and we don’t know about you - please get in touch! Demand remains strong for the First Time Buyer market with the average first time buyer asking prices just shy of £215,000. We have around 14 properties at the time of writing this that are coming to the market in the coming weeks so please stay tuned to our socials! “The market for larger new build property is overwhelmingly positive at the moment with larger stock at circa £1m selling before smaller ‘run-of-the-mill’ units at £400k/£500k - for which there will forever be a demand in and around Solihull. A huge amount of interest from individuals looking to build their own home has been registered recently too. This has hiked up the value of building plots generally and resulted in twice the amount of expected interest levels for any plots marketed openly on the web! Whilst we’re dealing with a number of development opportunities off market, we’re in a position where we have more developer’s than building plots and more buyers than new build houses!
